Every figure on this page is computed live from Esqura's own database — approved, currently-available listings for supply, and team-verified, open requirements for demand. Nothing here is a survey, a third-party index, or a manual estimate.

Threshold

A figure is only published where at least three records support it — for a single location, category and property type on the supply side, or a single category, city and configuration on the demand side. Fewer than three isn't a trustworthy pattern, so we don't show a number at all rather than show a misleading one.

Basis

Rent and outright figures are the average price per square foot across the listings in each group, using chargeable area. Demand budgets are the midpoint of each requirement's stated budget range, averaged separately for rent-seeking and purchase-seeking requirements, since the two are on entirely different scales.

Refresh

This page queries live data on every visit — there is no overnight batch job and no cache lag. Numbers can and do move as listings and requirements are added, updated, or closed.

Glossary

Terms used on this page

Carpet area
The usable floor area within a unit's walls — excludes wall thickness, balconies and common areas.
Chargeable area
The area a landlord or developer actually bills for — typically carpet area plus a proportionate share of common areas, per the applicable loading factor. This is what rent and outright /sqft figures on this page are based on.
Outright
An outright sale or purchase — the buyer owns the property outright, as opposed to leasing or renting it.
CAM
Common Area Maintenance — a recurring charge covering the upkeep of shared spaces (lobbies, lifts, security), usually billed on top of rent.
Lock-in
A minimum period in a lease during which neither party can terminate the agreement without penalty.
Warm shell
A commercial space handed over with basic services (flooring, ceiling, electrical, HVAC) in place but no interior fit-out — ready for a tenant to build out.
